When Things are Done Right
So we listed two properties along the Mulholland Corridor in Calabasas. They are contiguous lots by the same owner. One has a house on it and the other is a raw lot. The house is somewhere between a tear down and a major fixer. Certainly not habitable in its current state and over the last two years not a single vacant lot has sold along Mulholland in Calabasas. A challenging sale perhaps. What we did was diligently evaluate the lots and their value. We really thought long and hard about what type of buyer we would be targeting. And we determined exactly what should be done to the property to prepare it for sale so that it was marketable and so that prospective buyers could really use their imaginations. And we made sure the seller didn’t overspend on that preparation.
We took the right photography, priced it correctly for the market, prepared it for sale, set up our comprehensive marketing plan and then let it loose on the market. We had a tremendous amount of activity. This property isn’t for everyone but we ultimately ended up with 3 offers and quickly put it into escrow. Both lots sold together. In fact, we had all three offers competing with each other and the bidding kept going up. It went into escrow fast with a qualified buyer and we actually closed a week earlier than scheduled. Our sellers couldn’t be happier.
We have agents coming to us and congratulating us because in their estimate, “things in that area aren’t selling”. That isn’t our attitude and it makes a difference. The bottom line is we know how to sell homes and Who You Work With Matters.
