2015 was a strong year for Calabasas real estate sales. In fact, it was stronger than the previous year, especially for the entry-level home segment of the market. And while California real estate was strong over all, Calabasas continues to draw in buyers from other areas for all the same reasons you and I own homes here. We love the safe, clean neighborhoods, top-ranked schools, shopping and dining, close proximity to the city, and the beach—all situated in the beautiful rolling hills of the west valley. Calabasas is an upscale community with the quaint personality of a small town.

SOLD HOMES: In 2015 there were, according to the MLS, 291 single-family-home sales. That was an increase from 246 homes sold in the previous calendar year. The largest percentage of those sales (189 homes) were between $500k and $1.5m. 77 homes were sold between $1.5m and $2.5M and 28 homes were sold over $2.5m.

PRICES: According to Trulia Market Trends, the median price of homes sold Calabasas in the last quarter of 2015 was up 9% from the same quarter in the previous year. And the price per square foot was up to $401/sf, which is up 5.5% from same period in 2014.


The Improta Team believes that 2016 real estate will continue to show strong sales in all segments of the market. So far in the first month of the year, we have seen 19 single-family-home sales with 39 homes currently in escrow and an additional 60 homes actively for sale. The general real estate market may see some effects from the upcoming election, the ever-evolving world economy and the potential for rising interest rates. But it still remains that Calabasas is a highly desirable destination for families to call home and for all of the reasons mentioned above and we expect the that to reflect a strong real estate market in 2016.
