Mont Calabasas is a prestigious guard-gated community of beautiful homes located off Las Virgenes Road just east of the 101 Fwy and consists of one hundred and ten homes. Within the gates of Mont Calabasas, residents feel a strong sense of community enhanced by various activities like the annual Summer Block Party, Children’s Annual Halloween Party and Parade, the Progressive Dinner Party, as well as other interesting local events. Most of the homes were built between 2001 and 2005.

Calabasas, Pool party, back to school. Calabasas swim and tennis

School may be back in session, but kids headed to the Calabasas & Tennis Swim Center on Friday for one last summer party.

The back to school pool party brought children and parents to the center for swimming, water games and other activities. A few hundred people filled the center’s pool area with the sounds of music and laughter.

Jennifer Sandoval, who recently moved to Calabasas from Hermosa Beach, came to the center with her children unaware that there were any festivities taking place, but was pleasantly surprised.

“It’s awesome . . . it lets kids go out and enjoy their summer,” Sandoval said. “It is kind of like being in Mayberry.”

Lifeguards stood watch and helped coordinate and orchestrate an array of games that included hula-hoop contests and wet noodle races.

Waving their hands in the air and dancing along with the kids, the guards encouraged participation and brought smiles to lots of faces.

Anne Star and Marin Kokin chatted as they waited in line at the Pool Side Café while their children played poolside.

“It makes it less painful for the kids . . . as school starts,” said Star, smiling. “It’s great what they do.”

In addition to swimming, games and music, participants had a chance to win school supplies and other prizes as raffle tickets were handed out.

The party gives people a chance to visit with friends who they don’t get to see often and helps build a sense of neighborhood unity, said resident Marsha Barker said.

“It’s the best . . . I love the city of Calabasas,” she said.

Santa Monica, Ban, plastic bags, California

After California lawmakers rejected a bill that would have effectively ban plastic shopping bags, Santa Monica city officials announced that they would enact a similar citywide ban. Following in the footsteps of Malibu, San Francisco, Palo Alto, and Fairfax, Santa Monica also hopes to remove plastic shopping bags from the city.

On October 12, the Santa Monica City council plans to create a Green Fee for each paper bag distributed by supermarkets, liquor stores and pharmacies. A similar plan was already attempted in 2008 and plastic bag manufactures and related business demanded an environments impact report before the plan was enacted.

Julia Brownley, a Santa Monica assembly member, continues her protest and claims that only “five percent of single-use plastics bags are recycled.” With Santa Monica as one of the most progressive cities in the country, this ordinance will likely soon pass.

Back to School Pool Party in Calabasas

Calabasas Swim and Tennis Center

The Calabasas Tennis & Swim Center will be hosting a Back to School Pool Party on Friday, September 3, 2010 from 4:00p.m. to 9:00p.m. The pool party will feature music, exciting games, prizes, and plenty of swimming fun.  The Waters Edge Cafe will also be open for business during the party.

Many people ask us about Zillow. They want to know if the values offered on Zillow are accurate. Watch the video above to learn about Zestimates from a homeowner, buyer or seller’s perspective. What’s a Zestimate? How is it calculated? Dave Gibbons from Zillow takes a few minutes to explain how they arrives at their Zestimates (home values). Please take note of how he says that the Zestimate is NOT the value they are saying you should list your home for and NOT what you should offer for a home you are trying to buy. It is basically a starting point for you while you are beginning your research. Zillow openly and outwardly recommends that you consult with a real estate professional for a more accurate evaluation of your home’s or prospective home’s value when you are ready to sell or purchase a home.

When you consult with us, we are able to take into account all of the other factors that Zillow’s various algorithms are unable to evaluate. Factors that include, locations, neighborhoods, views, condition and proximity to places such as airports, schools, shopping centers, etc. There is a science and an art to determining a home’s value and that can only be accomplished by a real estate professional with the proper knowledge and experience.

Absorption Rates (?) in Calabasas

Absorption rates

Have you heard the term absorption rate before? Are you familiar with it? The basic definition of absorption  rates as they pertain to real estate is as follows.  The Absorption Rate is the ability of the real estate market to absorb or sell all of the houses for sale in a given amount of time. For example, if 100 homes are sold every month and there are 1200 homes for sale, it will take 12 months to sell all of the homes currently for sale. If there are 2400 homes for sale, the absorption rate will be 24 months or 2 years for all of the homes to sell, this does not take into count the number of houses which will eventually come on the market in addition to those already for sale.

As real estate agents we use this analysis to help our clients familiarize themselves with the current market conditions and help them decide how they want their home sale to perform in that market. It would stand to reason that if two homes that are very similar in condition, size, location and so on were both on the market, the more affordable home would sell first.  Below are some current absorption rates for Calabasas. We chose to focus on 3 areas of the city but if your home is located in another community, please contact us for absorption rates and other statistics for your area.

The Oaks of Calabasas

There are currently 17 home active on the MLS. 18 homes have sold in the last 6 months and 36 homes have sold in the last 12. Based on those number, there is an average of 3 homes per month selling in The Oaks of Calabasas. With 17 homes on the market, it would stand to reason that there are about 5.66 months of inventory currently on the market.

Mountain View Estates

There are 15 homes on the market and only 2 in pending status. There have been 9 sales in the last 6 months and 15 in the last 12 months. The absorption rate for this community is somewhere between 10 and 12 months.

Calabasas Hills

There are only 5 homes on the market in the Calabasas Hills community and with 14 sales in the last 6 months and 19 in the last year there are only between 2.1 and 3.1 months worth of inventory.

If a seller is in a community where the absorption rate is on the high side, they can use that information to assist in the pricing of their home. Knowing not only what your competition is, but how that competition directly affects your ability to sell is very useful information.
